As your Real Estate Consultant, when you engage LeuthyTaylor we will develop strategies tailored to effectively sell or acquire property in the market and manage the  process through to settlement.  Our Services include:

§         Marketing…For our listing Clients we will determine the realistic value of your property based on research and a comparative analysis of properties recently sold, presently on the market and those exposed to the market but not sold during their listing period.  We will also draw upon our knowledge and experience in the market. Our Positioning Survey and Buyer’s Profile will suggest specific actions you could/should/must take to better position the property in the marketplace to attract viable buyers.  These actions can be specific things you can do with or without the aid of outside vendors or contractors.  We are prepared to recommend vendors and contractors if needed to prepare your property for showing. 

§       Advertising…For our listing Clients we will prepare and coordinate an advertising program which may consist of any one or combination of the following elements: MLS listing; install signs (if permitted); newspaper/magazine ads; brochure; targeted direct mail; open houses; LeuthyTaylorWeb Site exposure; Broker opens and agent tours; virtual tour.  We will periodically review our advertising program and make necessary adjustments as required.  We will conduct follow-up with other agents who preview and/or show your property for their feedback and evaluation of competitive position.  Above all, we will communicate with you on a regular basis concerning the results of our selling strategy with recommendations for course adjustments, if necessary.

§       Contracting…For our listing and buying clients we will prepare, review and evaluate all offers and counter offers (price, terms, inclusions, possession, contingencies).  We will promptly present and discuss the details of every offer with you personally so that you thoroughly understand what the buyer or seller is offering and what they are asking for.  We will review the financial qualifications of the buyer and their capability to close on the transaction.  We will determine specific negotiating positions to take in light of current offers and changes in market conditions.

§       Transaction Management…  For our listing and buying Clients our Transaction Coordinator will manage the myriad of details leading up to a successful closing: Opening Title; deposit of earnest money; delivery of contract to Title Company; order and be present for all necessary inspections; obtain certifications; examine Title Commitment for clouds with prompt disclosure of problems; timely delivery of all documentation; timely removal of contingencies or obtain time extensions; monitor buyer’s loan application and appraisal process; coordinate any required repairs; verify survey has been ordered and completed; provide Title Company with any charges for HUD1; have closing documents drawn for review prior to closing; coordinate closing and buyer move-in dates; be present with you as your representative during closing.
